Bought a lot on Fourth of July 2002, had our designed and built late 2002, and moved in the spring 2003. I think we were number 496 and they are closing in on 3000 homes here now. Wonderful place and certainly no regrets. The view from our backyard is attached.

Older man at the gate was incredibly rude. I do doordash at night and I frequent this area almost every day, including after 8:30pm. I have never had any issues.

I received an order at night (2/13), went to the gate, and the guy closed it, saying that doordash cannot deliver after 8:30pm. I made a u-turn to come back around and only then did he ask who it was for, which I told him, and he said only that resident can receive doordash orders at night. The issue is, you cannot see the name on the order until AFTER accepting it. I'm just doing my job, servicing the residents of this area, but now I will decline all future orders for Quail Creek. Ridiculous.

Gorgeous homes in a beautiful setting. HOA is a bit high, but you do get alot for that fee. Lots of amenities. Felt very safe in this area compared to some other locations in AZ we looked at. If we were golfers, it would be a place for us!

People seem pretty happy living in Quail creek. Much cooler summers than properties in the Phoenix metro and Casa Grande areas. Cleaner air too. Nice amenities.

I've been a Quail Creek resident for about seven years. I decided to purchase a home here because friends in the Phoenix area are in a Robson community and love it, and I had stayed with them for extended periods and was very impressed.

I loved it here too, but for the last 2-3 years things have gone downhill some. A new manager (GM) was hired and immediately employees started to disappear. Many familiar friendly faces left, some of the amenities our HOA fees pay for have seen a drop in quality/funding, and it seems as if there has been an increase in turnover.

I've met with members of the residential committee and board, and the consensus is the GM strives to create a hostile work environment and has run off or even fired critical staff for questionable reasons. There are even lawsuits pending because of the GM's malicious conduct towards their employees. The housekeeping manager was let go because the GM thought her accent was too hard to understand (imagine being in this area and being disturbed by housekeepers whose first language isn't English) and now the GM has the maintenance engineer do the housekeeping. The entire permitting department was fired so now there's a logjam getting permits through (a permit is required on everything, even painting a garage door so this is a huge problem). Many of the employees I run into seem to just be holding on until they can find something better, from middle management all the way down to the younger support staff.

Complaints have been made, however the attitude from Robson seems that every HOA has complainers and not everyone can be pleased... which is true. However, this was once a better community than it now and it shows. The drop in morale among the staff is starting to take a toll on the quality of the experience here.

I must add that in person, the new GM just seems simple and incompetent. At resident meetings there doesn't seem as if there is much quality information to pass along and the GM doesn't seem to understand what is being presented. Some of my neighbors and myself have tried to address deficiencies in amenities and we've been met with hostility from the GM, even anger at times. The GM gives me the impression they're either not good at communication or they're flat out hiding something, as they immediately get flustered and on the offense when asked simple questions about some of the issues that have arisen.

While I wouldn't advise to not buy a home in Quail Creek, I will say that the other Robson communities just seem to be better run, the amenities are of higher quality, and the staff are friendlier. If you're comparing it to Pebble Creek or Sun Lakes, it definitely comes up short.

Review of Quail Creek 55+ Community
I knew people who lived there and thought it would be a good community to be part of. I found out otherwise. Other than my salesperson for my new house being wonderful, it was a horrible fit for me. There are some friendly people there, but by-in-large they are petty, childish, and selfish. As an example, I wanted to swim in the lap pool one day and asked to share a lane with a lady: "Oh, we don't do that here." Also, people in the dog park are in one big click and extremely mean. It's easy for a fight to break out--not with the dogs, but with the people! In the restaurant, several times I had the waitress ask me in front of my fellow diners: "Is that what you want to leave as a tip?" It was a 20% tip. Neighbors don't speak to each other. The main activities are golf and getting drunk. The lines at the grocery store were filled with old men and women buying cases of booze. The golf course is not free. It's big time money. I will say that one thing that was positive was that the Arts Center was very good. They have pottery, jewelry-making, gourd decoration, glass making, sewing, knitting, and painting. The pottery studio was very friendly overall. I rented there while my house was being built, and when I decided to walk away from the purchase, I wanted to say good-bye to the builder, and he said that he thought most of the people would be happy to have a new house, but they weren't. ( In general, most of the people there were from the Mid-West or Washington State. I was from the East.)The desert is a huge adjustment for some people. You have to make sure that sand and copper-mined mountains are your preferred view. Besides the price of the house, be prepared to spend at least 50K for landscaping if you don't want just sand in your "back yard." Think about what it's like to plant anything in sand, let alone a cactus. They require a certain number of "plants" in the front—around 23. I lost 50K in walking away, but I'm so glad to be out of there! It is not convenient to anything, really. Tucson is about an hour's drive. Also, given the issues with water and the Colorado River drought, where they get their water, I believe, house values will go down. AND ONE MORE THING: New home buyers have to pay to put up a wall between houses. That includes two houses—one on each side usually. It is costly, and there are all sorts of disagreements regarding this. Sometimes one house that is built first has to pay for the whole wall, and then the neighbor who moves in subsequently never pays their half back. On one side, my neighbors wanted to“Have an outdoor living room feel.” That translates into no privacy for me. The disagreement became absolutely ugly, absolutely nasty. Why would I want to live next to people like that? And, the houses aren’t exactly spaced apart very much. It’s horrible!
